Sounds very much like you're editing the wrong file, or your edits are not actually being uploaded.
Plus, if your admin has a define for 'TITLE' set in any of its files, it may be overriding any edits you're making in the normal places.
Check for extra files on your server that don't belong (backups you've made but haven't deleted, stuff left over from old customizations, stuff added by addons that may not be well-written, etc). Ref: http://www.zen-cart.com/wiki/index.p...Obscure_Issues
