Free item when another one is purchased

I am a brand new author, and plan on selling my book on my website. Paperback AND Kindle version.

I want to make it so that when someone buys the paperback, they get the kindle version for free. But if the only get the Kindle version, they have to pay for it.

How do I make it happen?

AND - how do I make it give them the link to the digital kindle file after they pay?
