A few downloads will not display

I have a few downloadable files on my server (Word and Apple iWork files). They are free binder templates for a product that is sold. The links in question can be found here:

When you click and of the FREE binder links on this page (5 of them), you will get a Page Not Found. I can see all these files exist in the correct folder structure as the links, but I click on them the download pop-up does not happen, it just redirects to page not found. I suspect it might be my Ultimate SEO add-on but I am not sure (that is why I did not post this in that area of the forum).

Any reason why this is happening? If I need to add an exception to my .htaccess file to ignore SEO URLs for my /docs folder, how would I do this? I just couldn't find anything on the web.

Got it. I left the root .htaccess file alone. In the docs .htaccess I found this line:
# but now allow just *certain* necessary files:
<FilesMatch ".*\.(js|css|jpg|gif|png|html|pdf)$">

I just added this: |doc|pub|pages and now users can download files.
