I need help with attributes

I can't quite grasp the complete concept of attributes

Okay lets say I want a radio button that says Buy and a radio button that says Rent

How do I set this up so I can have both prices independent from each other depending on which radio button is selected.

I want it so the radio button that says buy makes it cost a price I set individually for that product which does not just add on to another price.

I also want it so the radio button that says Rent makes it cost a price I set individually for that product which does not just add on to another price.
and is the default button of the two that is selected.
