    Is there any way to load template, base on different condition, dynamically?

    Everything about Zen Cart already loads pretty much everything dynamically based on dozens of conditions.

    Which specific condition are you asking about, and what specific business problem will that solve?

    Base on screen size, I want the store loads different template.

    So you want a responsive template, they can be found in the downloads area. There is also a Responsive DIY Template Default for 1.5.x . Use this to make the needed css changes so you have a different layout/ look fir the different screen sizes.

    I exactly want to develop a mobile sub-site. The whole site structure would be changed. For some reason, I don't want to use the sub-domain. So, I want to load different template when the visitors use a mobile device.

    A responsive template is your answer - otherwise you will be creating big headaches for yourself. Numinix's new tableau template is excellent, as it has a variety of features that help speed up loading time - something Google is regarding as quite important these days.
