Issue with Define Pages Editor caused by template?

I have searched and searched. I have answered questions I realized I had only upon seeing the information. However, I am unable to determine the issue that is thwarting me. Long and short:
I have customized the Shipping & Returns page in Define Pages Editor. I changed the permissions to 777 for the page and the holding folder, html_includes and everything below. That make the file editable. I change it, save it and then go look, but it is not changed. I went in using Filezilla and edited the file define_shippinginfo.php directly. It saves. I verify and it is correct. Still no change when in the site and click on Shipping & Returns in the Information sidebox. I have changed templates and returned to the correct template. Any thought or suggestions will be welcomed with VERY open arms. Thank you.

What version of zen cart are you using?

Did you set up the custom template overrides?

This is what I see on your Shipping and Returns page:

**We anticipate shipping items purchased at our store within 3 business days. We almost always manage to ship in a shorter time frame, but 3 days is our policy. If there are delays or issues that will delay the shipping of your purchase, we will communicate timely that information so that you are fully advised.

yes. Edited in Filezilla to this:

No returns after 15 days. Shipping and handling charges are non-refundable, unless a mistake on our part is made.

No returns on books and patterns
If you need to return an item please contact us first for authorization.
Returns on fabric will only be refunded if fabric is in the same condition you received it, (no cuts, sewing, washed or smoke odor).
Notions cannot be returned if they have been opened.
There is a 20% restocking fee on all fabrics and notions.

You must pay for any return postage, unless if was our mistake, we will not accept returns that are "postage Due"

Sale, special orders and clearance items are also not returnable

What you posted is what shows on site. If I pull up, in Admin, the Define Pages Editor for that page, I see what I provided. Cannot make it show on live page. Arghhhhhh

Happiness reigns. Turns out I had a cache issue with Filezilla. It was looking at stale version of .php file and not moving the corrected one. Stupid me. All good now. Thanks
