WARNING: Site is currently set to Down for Maintenance

I am doing an upgrade and can't get into my admin area I get this error:

WARNING: Site is currently set to Down for Maintenance
NOTE: You cannot test most Payment and Shipping Modules in Maintenance mode

How can I get out of maintenance mode?

and now when I go into admin on my active site I get no headings like <my store><catagories><modules> or <development tools> or anything???

Added note:
My upgrade is on a demo site, I still have my live site up but can't get to either admin settings, there is no warning on my live site admin. My test upgrade site seems to be working fine but I can't get to the admin area when I log in, I just get the error

so close and yet so far... site seems to be working fine and all is good except I can't get out of maintenance mode cause I can't get my admin options to come up, and it has affected my live sites admin functions. I may need to delete the whole thing and start again, but I'm worried that that may also affect my live site even worse??? any thoughts???

If your test site being in maintenance mode is affecting your live site's operation, you need to check the two sites' configure.php files (both storefront and admin) to make sure that the test site's not using the live site's database.

the databases have the same content but are 2 different databases with different names and different database passwords and usernames

If you are in fact able to login to the admin side (which is a bit unclear at the moment), then the suggestion would be to make a change to your demo side of your site and look for that change to take place on your live store's database.

Understand there are at least four files at play here. There could be as many as 8 depending on how you have things setup.

If you did not put your live site in maintenance mode, it is possible that when you ran the zc_install script to upgrade your demo site that you entered the credentials and information associated with your live site and performed the upgrade of that database. Doing so would automatically place the store in maintenance mode. If you have access to your phpmyadmin from your cpanel then you could navigate your database to find version information in the database.

As to the files, there are configure.php files located in includes and admin/includes. There could also be a configure.php file located in each of includes/local and admin/includes/local. If there are then the database settings in those would override the database settings found in a normal operational store. Now for comparison, need to make absolutely sure that the database settings on your live site are the same in includes/configure.php and admin/includes/configure.php with hopefully no configure.php file in either of the two local directories.

Do the same for your demo site.

Now compare the demo site to your live site. (could do all this in different ways, but pick a method and stick with it. Don't jump around and get lost.) the credentials for the demo site in all locations should be different than your live site, but if the live site was also upgraded in process, then this wouldn't be so clear. ZC 1.5.5 is supposed to modify the configure.php files when an upgrade is performed, so could look to see if the "style" (header area) reflects ZC 1.5.5 or not, though the files could also have been restored to try to resolve this or a related issue, so not a true sign. The database would be a better tell.

Next, regarding the loss of the options at the top of the screen, this can happen if there is something wrong with the credentials/database table for the admin users where the admin is not identified as a super user but instead has a value of 0 for their role. This was corrected in the upgrade process of ZC 1.5.5 though, so shouldn't be an issue if the correct database was upgraded.

Could also go through the motions, but not accept the upgrade only on your live site, if the database has been upgraded, attempting to do so again should tell you that it is up-to-date and not need an update. If so, transition your demo site as quickly as possible to your live site, or restore your live site database back to just before the issue started.

A lot to digest, but a lot of possibilities. Could also provide your configure.php files obscuring the DB_PASSWORD and possibly DB_USERNAME so that we can see this information as well and maybe help out...

I can log in but there are no options, I think you are right about the 2 bleeding together and I didn't put the live site in maintenance first, my bad. I have access to phpmyadmin but not sure where to look for the version, there are almost 100 tables there. I did try to re zc_install and it said my database was live and would be wiped out if i went ahead so I didn't. my admin>includes>configure.php is as follows:

almost identical, let me know if the files for the live sight will help and Ill add them too.

In admin on the live site database table admin level is 0, and on the demo database admin it it admin profile and admin ID both are 1

Both sites seem to be working well but the new site is in maintenance, but I can't get into the admin options of either
should I change the admin level of the old database to 1 or something else other than 0
thanks for the help, I could delete the new site and just start over if you think that would be best.

So the posted configure.php files are from ZC 1.5.5 pretty obviously. Assuming they are from your demo site?

Actually, if the issue is admin user related and pretty much as described at least on your demo site you could run the sql query related to having forgotten your admin login password. That can be found here.
There may be an issue with the admin_profiles table also.

Well I deleted the new demo site, fixed the old live site, put the live site in maintenance, loaded the new site again. the old site works now, I can get to the admin area fine (it is still in maintenance) but I still can't get any info (options like <configurations> <categories> <modules> <customers> <etc.> to show up, it says the new demo site is in maintenance and if I can't get into the admin workable options I can't take it out. the site is there also but in maintenance. in my database admin is listed as superuser. I just can't figure it out. configuration.php files seem to be good. I was thinking maybe of using the database from the live site just to see if that makes a difference but I'm want to make sure that won't affect that database before I do that. Any suggestions

I haven't forgotten my username of password, I can get in but just don't get the options I should like <configuration> so I can turn off maintenance

at least my in my <admin> table in the database, it says admin ID is <1> and my admin profile is also <1> and in <admin profiles> it says <1> = superuser. I have the appropriate permissions with the data base, is there somewhere else I need the right permission to access the admin area???

Taking it out of maintenance mode ONLY affects the storefront, and not the Admin side. So, taking it out-of-maintenance isn't going to solve any problems.

But, if you want to force it out of down-for-maintenance, you can run this SQL script in the database (BE SURE to select your demo/test database ! )

UPDATE configuration set configuration_value = 'false' where configuration_key = 'DOWN_FOR_MAINTENANCE';

Again: this will NOT fix any of the other symptoms that you're experiencing.

Regardless of your actual knowledge and ability to "login" the sql that is offered there establishes a known user with a known password assigned to the proper user group. If that still doesn't work (requires performing the actions identified within the FAQ) then another action would be necessary.
