Need download set up help

I currently use zen for my beverage site and love it. I've recently gotten my hands into creating a website for our HOA board. I wanted to use zen since I am familiar with it BUT I am not familiar with downloads and other issues that have come up with my website.

Basically, I need to be able to have our residents login to view our documents which need to be downloadable. I have the login stuff set up but the downloads are giving me a headache. What I would like to achieve is have a product (for example our HOA policies) as a downloadable document. I would like to be able to view the product page and click to download although I can't figure that out. I have the download set in attributes as a dropdown and then as a PDF but since I have removed the add to cart button, there is nothing but the Product Name, and dropdown box. I also have the download streaming set up (or so I thought). I've tried to remove the images and stock counts form the configuration menu to no avail...

Is there a simple way to do this? I just need the product name and the downloadable link... no image, no contact us button, no review button (I can't get these to turn off)

after much fiddling, I have everything that way I want it except that the product page has a "contact us" box on it. Does anyone know how to remove it?

Check the Store Status in the Configuration ... My Store ... and make sure you are not setup as a Showcase ... Show Cases are setup to not let people buy anything ...
