Help with specific item restrictions

I would like to offer the free office pools products but I want someone to buy any paid product first. Is there a way to set the products (or just the checkout) so that when they select only an office pool it prompts them to "sorry...but this item requires a purchase to be made".
Each item is a download which is only offered via attribute so all items have one or more attributes value
